Stage 1 · Feasibility
What's possible on the property, and what it involves.
Four services for domestic and commercial clients across the West Midlands.
Extensions involve planning, building control and often a party wall award, and none of them can be rushed. We identify what's needed at the quotation stage, coordinate the structural engineer, and build to the approved drawings rather than to an optimistic start date.
What's possible on the property, and what it involves.
Planning, building control and party wall where relevant.
To the approved drawings, inspected as it goes.
Snagged with you, certificates provided.
Head height, structure and what's achievable.
With the regulations designed in, not bolted on.
Including insulation, fire safety and ventilation.
Building control completion certificate.
Conversions are the best value space in most properties and the easiest to get wrong. Head height, stairs, fire escape routes, insulation and ventilation all have requirements, and a conversion that ignores them causes problems at sale rather than at completion.
A renovation is a sequencing problem. We plan the order of trades, book materials against it, and keep one person responsible for the programme — which is the difference between a six-week job and the same job taking four months.
Room by room, written down with exclusions.
Trades sequenced with dependencies.
Managed on site, with weekly updates.
Snagged, cleaned and handed over.
The cause, not just the symptom.
An engineer or surveyor where it's warranted.
Quoted and carried out properly.
Checked, and the cause explained.
Remedial work fails when the symptom is treated and the cause is left. We diagnose first — where the water is actually coming from, why the crack is moving — and recommend an engineer's opinion when the honest answer is that one is needed.
