Why building work overruns

A scope agreed in conversation, approvals started late, and trades arriving in the wrong order.

How we work

Survey, scope, sequence

A written scope prevents the argument where both sides remember the conversation differently. Stating what's included, what's excluded and what the price assumes takes an hour and saves weeks.

Approvals can't be compressed. Planning, building control and structural design take the time they take, so they get started before the programme is already under pressure rather than after.

Then sequencing decides the length of the job. Trades waiting on each other is the usual reason a four-week job becomes a twelve-week one, and it's a planning failure rather than a workmanship one.
